SPECIFICATIONS

Structure

R.C.C framed structure of mix grade M20 or above with columns, beams and slab as per the design approved by the PWD.

Flooring

Flooring and skirting to be in Vitrified tiles 2'X2'.

​

Doors & Windows

All door frames to be of 4"x 2.5" sal wood. All doors to be teak or equivalent. Doors to be painted /Polished. Main door frame to be in 1st quality Teak & other doorframes of imported Sal wood 2 1/2''X4''. All doors to be in good quality teak with stainless steel hardware. All windows to be of powder coated aluminium openable casement type with 10mm MS powder coated grill and mosquito net.

Kitchen

Polished black granite top kitchen counter 2' wide with a single bowl stainless steel sink. Wall backing the kitchen counter will be tiled for 2' height with light pastel shade ceramic tiles.

Electricals

Villas will have 3 phase electrification of concealed type with Anchor wires and ROMA switches. All Villas will have ELCB and sensor lighting for common areas.

​

Toilets

Walls to be provided with full height light pastel shade tiles 2'X1' and floor with ceramic tiles.Sanitary ware to consist of CERA make commode/IWC, washbasin, and shower. Shower enclosures/cubicles with hot/cold arrangement will be provided.

Walls

External walls to be of 20/15 cm thick laterite stone/cement concrete blocks/bricks or equivalent.Internal walls to be of 10 cm thick bricks/blocks. External walls to be plastered with two coats of plaster. Internalwalls to be plastered with one coat of cement/gypsum plaster and the second coat of white cement based putty or equivalent.

Painting

All internal walls to be painted with plastic paint. All doors to be French polished/painted. External walls to be painted with waterproof acrylic paint Apex/weather Shield or equivalent.

Water Supply

Assured water supply from existing well/ main PWD water supply (underground sump of 20,000 liters capacity - over head master tank of 10,000 liters).

​

Plumbing

All plumbing to be in CPVC/RPVC pipes only. Drainage to be in PVC pipes with inspection chambers/traps to be linked to individual septic tank. Overflow of the septic tank and kitchen waste will be linked to STP. Recycled water from STP will be used for gardening.

​

​Anti-termite

Anti-termite treatment done at the foundations.

​

Swimming Pool

4 feet swimming pool with filtration plant and decking will be provided.

​

Club House

Club house/gym for all the residents will be provided with modern basic equipment, fixtures and fittings.
